SOUTHERN CROSS CARE – NORTH TURRAMURRA

Project Details

Southern Cross Care owns and operate a 113-bed aged care facility at North Turramurra. In 2012, EPM was engaged to investigate options for the redevelopment of this aging facility including the preparation of comparative financial feasibility models. EPM was subsequently engaged to project manage the redevelopment of a new aged care facility. EPM’s role has involved assembling and leading the project team, managing the processes associated with obtaining design and statutory development approvals, tendering and appointing the building contractor and administering the building contract.

EPM has managed complex and risky elements of the project including an appeal in NSW Land and Environment Court (resulting in a favourable outcome for SCC during an S34 conciliation conference), negotiations with NSW Rural Fire Service due to the significant constraints imposed by bushfire prone land, and acquisition of rights for stormwater easements over adjacent neighbouring residential properties. Construction commenced in early 2018 and was completed in two stages, allowing the existing RACF remaining occupied.

The project included a major refurbishment of Huon Park House, which holds a heritage listing, to convert into staff accommodation and communal facilities for residents.
