Project Details

This project started with the preparation of a Master Plan for the redevelopment of a retirement village at Merrylands to replace an existing Nursing Home and ILU’s. The site has an area of 7.44 hectares and the target yield for the site was 439 Independent Living Units (ILU) and 150 RACF beds. The planning controls did not permit the extent of development to facilitate the above yield and so EPM assisted SCC with preliminary discussions with key authorities to confirm requirements for the preparation and lodgement of a Planning Proposal. The Planning Proposal addressed the required modifications to planning controls (e.g., zoning, height and FSR) which were necessary to permit the yield.
