SOUTHERN CROSS CARE – CARDINAL GILROY VILLAGE MASTERPLAN

Project Details

Southern Cross Care NSW & ACT (SCC) owns and operates Cardinal Gilroy Village, a retirement village at 45 Barcom St, Merrylands. The existing village includes 238 Independent Living Units, and a 135 bed RACF, as well as SCC’s own head office. Since early 2013, EPM has provided assistance to SCC with the planning of the proposed redevelopment of the entire site, which is being considered in light of the age of the facility.

EPM has managed a comprehensive due diligence investigation into a potential development, has overseen a design competition and the preparation of concept design, and prepared assessment of site based and planning/regulatory constraints in the context of a design proposal. EPM has also assisted SCC with modelling of the complex arrangements for staging and movement of residents during development, and project timing, and the incorporation and integration of this information into a financial model to evaluate development options and assist the decision-making process. SCC has indicated that following completion of the masterplan in 2017, will now proceed with the first stage of the development
