GPT and DEXUS are co-owners of Australia Square, an iconic 48 storey office tower located at 264 George St in Sydney’s CBD. Level 48 is the prestigious uppermost level of Australia Square, and considered to premium office space by DEXUS/GPT, requiring careful management of tenants, and their requirements.
In early 2014, Australia Square’s facilities management team engaged EPM to project manage the make-good of a half-floor plate of Level 48, due to be vacated in July. Rather than a ‘functional’ conventional make-good to simply return the space to its original condition, it was intended that the completed works would include a significant investment in premium quality finishes within the tenancy and in common areas, in order to showcase the potential of the space to prospective tenants.
EPM structured the project to meet the clients requirements, including the adoption of a Design and Construct delivery method. Subsequently, EPM managed the assembly of a team of design consultants, preparation of documentation, and tendering and tender assessment, whilst seeking approval of a Development Application for the works in parallel. Following award, EPM managed the head contractor during construction.
The challenges of the project included managing project program around timeframes in lease agreements, and minimising disruption to the operations of existing tenants. The project was successfully completed in October 2014.
